
102-Unit Apartment Development Breaks Ground in Sawtelle, Los Angeles
Construction has begun on a new 102-unit multifamily residential development located at 1717 S. Beloit Avenue in Los Angeles's Sawtelle neighborhood, just west of the I-405 Freeway. The project, led by EJKS, LLC, an entity managed by Elliot Nayssan, will result in a seven-story building offering one-, two-, and three-bedroom apartments. A two-level subterranean garage will provide 97 parking spaces.
Approved last year by the City Planning Commission, the development leverages density bonus incentives. This allows for a larger building than standard zoning regulations would typically permit. In exchange for these entitlements, 14 of the new apartments will be designated as very low-income affordable housing, addressing a critical need in the region. Sam Ghanouni is credited as the designer for the contemporary low-rise structure, which will include various amenities such as recreation rooms, roof decks, and a rooftop terrace. Construction is projected to span 18 to 24 months. This project exemplifies how developers are utilizing available incentives to bring much-needed housing, including affordable options, to supply-constrained urban areas.
