
SB 1123 Project Proposes Ten Small Lot Homes with ADUs in Sylmar
A vacant 49,000-square-foot parcel at 13187 Fellows Avenue in Sylmar is the proposed site for a new residential development. An application submitted to the Los Angeles Department of City Planning outlines plans for 10 single-family homes, each designed with an attached junior accessory dwelling unit (JADU). This project is being spearheaded by Davit Vardanyan of Art Property Group, Inc., with Artdesign serving as the architect.
The proposed development features two-story homes, each including ground-floor garages, and will be organized around a shared common driveway. A key aspect of this project is its utilization of California's Senate Bill 1123 (SB 1123). This state legislation is designed to streamline the approval process for small lot style developments that comprise up to 10 homes, facilitating increased housing density. Artdesign is also involved in a similar townhome project in the Tujunga community, indicating a focus on this type of development. The use of SB 1123 and JADUs demonstrates a strategy to maximize housing units on urban infill sites.
