
Winnetka Mixed-Use Project Proposes 113 Apartments with Affordable Units
A new mixed-use development is planned for 20160 Roscoe Boulevard in Winnetka, Los Angeles, following an application submitted to the Los Angeles Department of City Planning. The project, proposed by applicant Jonathan Azal, seeks to replace an existing commercial building with a six-story structure.
The proposed building will feature 113 apartments, offering studio, one-, two-, and three-bedroom layouts. Additionally, the ground floor will include approximately 2,800 square feet of commercial space and parking for 127 vehicles. To facilitate a larger building than standard zoning allows, the developer is requesting density bonus incentives. In exchange for these entitlements, 14 of the new apartments will be designated for very low-income households.
GA Engineering is responsible for the design of the contemporary podium-type building. The site is notable for its proximity to another planned 350-unit affordable housing complex. This development signifies continued growth and the strategic use of density bonuses to increase housing supply and affordability in the Winnetka area.
