
Wood Framing Tops Out for 73-Unit Affordable Housing Project in Del Rey
Wood framing has reached its peak for a new eight-story affordable housing complex located at 4706 Centinela Avenue in Los Angeles's Del Rey neighborhood. Developed by Passo, the project is set to deliver 73 studio and one-bedroom apartments. These units are specifically designated for low- and moderate-income households, with the exception of one market-rate manager's unit. The contemporary podium-type building, designed by Aero Collective, will not include on-site parking, a common feature in projects leveraging specific urban development incentives.
This development successfully utilized density bonus incentives, which permitted a larger structure than standard zoning regulations would typically allow for this site. Developer Passo is actively engaged in similar affordable housing initiatives across the Del Rey and Sawtelle neighborhoods, including another project currently rising at 4129 Centinela Avenue, just half a mile north. Upon completion, this project will significantly enhance the affordable housing inventory in a high-demand urban area, demonstrating a practical application of state and local policies aimed at alleviating housing shortages.
