Fintech firm Brex has significantly expanded its presence in San Francisco, securing a 200,000-square-foot full-building lease at 270 Brannan Street in the South Beach neighborhood. This substantial deal, negotiated by JLL on behalf of landlord Mitsui Fudosan America, more than triples the office space Brex previously occupied. The company, acquired by Capital One in April, had shifted to a remote-first model in 2021 before returning to San Francisco last year with a 100,000-square-foot lease at the same building.

Brex President Ben Gammell cited the momentum around artificial intelligence as a key driver for the expansion, stating the company is "planting ourselves right in the middle of that." This move reflects a broader trend in San Francisco's office market, which has seen seven consecutive quarters of positive net absorption. AI startups alone accounted for approximately one-third of the city's leasing activity in the second quarter, grabbing nearly 1 million square feet out of a total 3 million. Demand is particularly strong for Class A buildings, which represented 77 percent of recent leasing. Developers and investors should note the continued robust demand for prime office space from growing tech companies, especially in AI, within key San Francisco submarkets like South Beach and Mission Bay.
