Plans Filed to Convert San Francisco Office Building at 575 Sutter Street into 12 Residential Units

Permits have been filed for the conversion of a commercial office space at 575 Sutter Street in San Francisco's Union Square neighborhood into 12 new residential units. The project, spearheaded by property owner AHK Group through One Timberlake Inc., leverages the city’s Downtown Adaptive Reuse program to repurpose existing commercial real estate. Schaub Li Architects is responsible for the design and application.

The plan involves dedicating the second and third floors of the building to housing, comprising nine one-bedroom and three two-bedroom units. Commercial use will be retained on the ground floor and basement levels. Minimal facade alterations are anticipated, with changes primarily confined to an internal stairwell and a new exit door on Sutter Street. The estimated renovation cost is just under a million dollars, excluding all development costs. This adaptive reuse initiative exemplifies efforts to address housing needs by transforming underutilized office spaces in dense urban cores like San Francisco, offering a practical pathway for developers to contribute to the housing supply.
