San Dimas Commerce Center Trades for $41M, Highlighting Regional Deal Flow
The San Dimas Commerce Center, a 19-building light industrial park spanning 179,000 square feet at 410-490 Arrow Highway, has been sold for $41M. SRS Real Estate Partners, with Dave Faris and Richard Schwartz representing seller San Dimas BP LLC, arranged the transaction for the property, which is 90% leased to over 70 local and regional businesses. The individual parceling of the buildings provides future flexibility for the undisclosed buyer.
This significant industrial sale is one of several notable commercial real estate activities in Southern California. JLL Capital Markets oversaw the $30.4M sale of Terra Nova Plaza, a 96,000 SF retail center in Chula Vista. Additionally, NAI Capital Commercial completed the $3.2M sale of a 21-unit multifamily property at 909 S. Normandie Ave. in Los Angeles' Koreatown. Financing deals included a $58M Fannie Mae loan for the 150-unit Everleigh San Clemente over-55 apartment community and a $33.3M loan for the Palm Court Apartments in Los Angeles' Miracle Mile. These transactions underscore a dynamic market for developers and investors in the region.
