Fashion Nova, the Los Angeles-based fast-fashion company, has signed a lease for a 132,888-square-foot industrial warehouse located at 12301 Hawkins Street in Santa Fe Springs. This expansion boosts the retailer's warehouse capacity in the area by roughly 33 percent. The property, owned by Clarion Partners and situated within the Heritage Springs Business Park, includes 12,004 square feet of office space on a 5.4-acre site. The recently renovated facility offers modern features such as 30-foot clear heights, 18 dock-high doors, and 175 parking spaces, catering to efficient logistics operations.
This transaction occurs amidst a notable resurgence in the L.A. County industrial market. The second quarter saw leasing activity reach 15.7 million square feet, a 40 percent increase year-over-year. The market also recorded 2.8 million square feet of positive net absorption, marking the third consecutive quarter of growth after a prolonged period of decline. While vacancy rates have decreased to 5 percent, average asking rents have fallen to $1.19 per square foot per month, down 7 percent annually. For developers and investors, this indicates sustained demand for industrial space, particularly in submarkets like Mid-Counties, despite softening rental rates.
