An auto parts distributor is significantly expanding its Southern California presence with a new lease for a 522,267-square-foot industrial facility in Chino. The lease, valued at over $42 million, is for Building 3 at the Chino South Industrial Center, owned by Invesco. The modern distribution center, built in 2014, features 32-foot clear heights and ample dock-high loading bays.
The deal underscores the continued strength of the industrial market in the Inland Empire, particularly for large distribution spaces. According to research from Daum Commercial Real Estate Services, which represented the tenant, the direct industrial vacancy rate in the Chino submarket was just 3.24 percent in the first quarter. This transaction highlights the limited availability of large-scale logistics facilities and the ongoing demand from distribution and e-commerce tenants in the region.
