San Francisco’s luxury housing market is experiencing a significant surge, driven by the wealth generated by the city’s booming artificial intelligence sector. In the first four months of 2026, nine homes sold for more than $2 million over their asking price. One mansion even sold for nearly double its list price, fetching $15 million.
The influx of high-earning tech workers, many with substantial cash reserves, is intensifying competition for the city’s limited housing stock. By May, the median price per square foot had climbed to $1,194. Real estate agents report a frenzied market, with some sellers raising prices on properties that have been on the market for some time, confident that more buyers will emerge. The trend is expected to continue, particularly with potential IPOs from major AI companies like OpenAI and Anthropic on the horizon, which could inject even more liquidity into the local economy.
