
Berkeley Zoning Board to Review 45-Unit Apartment Project on Durant Avenue
The Berkeley Zoning Adjustment Board is scheduled to review a proposal for a seven-story apartment complex located at 2298 Durant Avenue in the city's Southside neighborhood. This project, spearheaded by Valiance Capital, aims to introduce 45 new dwelling units, including two designated for very-low-income households. The development leverages California's State Density Bonus law to increase residential capacity, a reduction from an earlier eight-story plan.
Situated on a 0.2-acre property at the intersection of Durant Avenue and Ellsworth Street, the site is conveniently close to the UC Berkeley campus and within a 15-minute walk of the Downtown Berkeley BART Station. The existing structure, originally a single-family home built in 1903, was converted to commercial office use in 1946. Studio KDA serves as the project architect. The board meeting is set for August 13th, with public participation available both in-person and online. This project represents an effort to add much-needed housing density in a transit-accessible, university-adjacent area.
