Getting Started

ArchiWise is an AI Decision Intelligence Platform for Real Estate Pre-Development that helps real estate developers, architects, brokers, and consultants make better decisions before committing capital. We provide instant zoning analysis, feasibility modeling, approval prediction, and site intelligence across 19,000+ US cities-replacing weeks of manual research with minutes of AI-powered analysis.

Getting started is simple: 1) Sign up for ArchiWise, 2) Enter any property address to run your first analysis, 3) Explore all five solutions, 4) Analyze unlimited properties, 5) Choose a plan that fits your needs. You can also book a live demo to see ArchiWise in action.

No technical skills required. ArchiWise is built for real estate professionals, not GIS experts. If you can use Google Maps or Zillow, you can use ArchiWise. The interface is intuitive, and we provide video tutorials and documentation to help you get the most value.

Most users run their first complete analysis within 15 minutes. The platform is designed for immediate productivity-no lengthy training required. We offer optional onboarding for teams and Enterprise customers.

Sign up for ArchiWise and start exploring right away. You'll have access to all features to analyze properties. Book a demo if you'd like a personalized walkthrough first.

If you don't select a paid plan, your account converts to view-only mode. You can still access your saved analyses but can't run new ones. Upgrade anytime to restore full access. All your data is preserved.

Yes. Upgrade or downgrade anytime-changes take effect at the end of your billing cycle. Cancel anytime with no penalties. Your subscription remains active until the end of the current billing period.

ArchiWise is used by: Developers (multifamily, mixed-use, infill projects 10-200 units), Architects (residential, commercial, institutional design), Brokers (land and development site sales), Consultants (planning, entitlement, feasibility services), Municipalities (city planning departments with white-label portal), and Investors (due diligence and underwriting).

Unlike basic zoning maps or GIS tools, ArchiWise: Interprets codes (not just displays them), Predicts approval outcomes (using precedent data), Optimizes feasibility (tests multiple scenarios), Discovers opportunities (density bonuses others miss), Integrates all pre-development decisions, and Compounds intelligence (learns from outcomes). We don't just show data-we provide decision intelligence.

Features & Capabilities

Yes. AI Site Selection searches the entire market-listed AND unlisted properties. You can find development opportunities based on: Zoning headroom (current use vs. allowed density), Visual characteristics (pools, solar panels, parking lots), Lot size and configuration, Owner information for direct outreach. This is how developers find off-market deals before competitors.

AI Zoning Expert automatically identifies ALL applicable density bonus programs (TOC, affordable housing, senior housing, etc.) and calculates exact unit uplift. You see: Base unit count (without bonuses), Unit count with each available bonus, Requirements and trade-offs for each, By-right vs. discretionary pathways. We've helped users discover $200K-$600K in hidden value per project.

Yes. Feasibility Analysis lets you test unlimited scenarios: Different unit mixes (studios, 1BR, 2BR, 3BR), Parking strategies (podium, surface, reductions), Mixed-use vs. residential-only, Phasing options (single build vs. multi-phase), Height and massing variations. Each scenario shows IRR, ROI, construction costs, and approval pathway.

Entitlement Viability uses historical approval data to predict outcomes: Approval rates by project type and location (based on precedent), Average timelines from application to approval, Planning commission voting patterns, Neighborhood opposition likelihood, Variance success rates. Predictions are based on real outcomes, not theoretical rules. Accuracy improves as we track more projects.

Yes. ArchiWise automatically generates 3D buildable envelopes showing: Maximum building volume, All setbacks applied, Height limits and step-backs, Lot coverage, Interactive rotation and measurement. These are presentation-ready for clients, investors, and planning departments.

Yes. Area Intelligence includes: Population trends and growth rates, Income levels and employment data, School district ratings and enrollment, Crime statistics and safety trends, Transit access and walkability scores, Infrastructure (water, sewer, utilities), Environmental constraints (slopes, wetlands, flood zones).

Yes. You can: Analyze multiple properties and save to project groups, Compare zoning, feasibility, and risks across sites, Export comparison reports, Rank opportunities by various criteria, Share comparisons with team members.

Export options include: PDF (Professional zoning reports, feasibility studies), Excel/CSV (Property lists, comparison data, financial models), Images (3D visualizations, maps, charts), CAD/DXF (Buildable envelopes for architects - Enterprise).
